The Role of Urban Investment in the Functional Development of Tikrit City

The research seeks to establish the relationship between urban investment and its role in developing urban land uses within the city of Tikrit, which is growing at a very rapid pace as a result of a number of economic, social, and planning factors. Furthermore, it highlights the most prominent results achieved by investment areas in terms of developing the urban street system, commercial expansion, and functional change, as well as increasing population sprawl and functional diversity within the urban area. Furthermore, some investments, especially in the residential sector, have contributed, albeit to a small extent, to addressing the housing deficit and increasing population attraction within the city from its regional surroundings. Investment development in the commercial and recreational sectors has also contributed to shaping a new landscape for the city, differing from the classic pattern of urban growth.
